Gautam Goyal-Owned Three Pillars Capital's Oklahoma Portfolio Generates Cash Windfall

Three Pillars Capital, owned by Gautam Goyal, has announced the refinancing of two Oklahoma-based properties, along with a substantial increase in their value. The properties, located at 717 Santa Rosa Drive and 5560 N. Portland Avenue in Oklahoma City, have seen a value increase of nearly 90% since their acquisition in March 2022.
“This is the latest in a series of increasingly visible victories for the team at Greenline Management, our in-house property management company,” said Gautam Goyal, Three Pillars' Founder and CEO. Goyal praised Greenline's exceptional work in onboarding the properties into Three Pillars' portfolio, implementing a deep value-add renovation program, and improving management. This success highlights Three Pillars' unique investment strategy, emphasizing their ability to generate exceptional returns through collaboration with American small businesses and contractors in the multifamily housing business.
CBRE played a crucial role in sourcing the loan for Three Pillars' investment in the Oklahoma City properties. The equity contribution from Three Pillars amounted to $14 million at the time of the transaction. Following the appraisal and refinancing of the assets, investors saw an immediate $7 million return on investment, despite the challenges of higher rates in the commercial real estate market. Three Pillars' operational focus on property investing has enabled them to effectively manage cash flow and pay dividends to fund investors.
Derek Fasulo, Senior Vice President with CBRE Capital Markets, commented on the difficulty many investors face in refinancing deals due to the significant gap between underwritten refinance dollars and the current loan balance. The Oklahoma City portfolio stood out as one of the few assignments that qualified for a cash-out refinance.
